Two bedrooms were always warm, one was always freezing, and the electricity bill climbed every summer. Nobody had ever balanced the system.
First visit: what we walked into in Green Community
The units were well past their service life and the flexible ducting had sagged, crushed in two places and lost most of its insulation. Condensation was staining the ceiling near the AC cupboard.

We promised measured airflow at every grille after commissioning — not just new equipment — and a ceiling that stays dry because the condensate route is designed rather than improvised.
The moment the project turned
The crushed duct explained the freezing bedroom: it was the only room still getting design airflow. Once we re-ran the duct routes properly, the balancing exercise became straightforward instead of a fight.
Craftsmanship that made the difference
Rigid insulated ducting replaced the sagging flexible runs, joints were sealed and pressure-checked, and condensate lines were laid to a continuous fall with a trap and an overflow sensor. Linear diffusers were set into the ceiling on the room centreline so they read as architecture.
Handover day in Green Community
We commissioned each unit, measured airflow room by room, recorded the readings and handed them over with a filter-cleaning schedule.
