The story behind this project in Jumeirah Park
The owner wanted one room where the family could all be together, and one quiet room for guests. The villa, as built, offered neither.
First visit: what we walked into in Jumeirah Park
We arrived to a plan full of corridors. The dining room was cut off from the kitchen by a load-bearing wall, and the only guest space was a bedroom beside the entrance. The garden side had a slab that could carry an extension — which changed everything.
The promise we made the owner of this five-bedroom villa
We promised a structurally certified opening rather than a cosmetic one, and an extension whose plaster, paint and stone matched so closely that visitors would not be able to tell where the original villa ended.
The moment the project turned
Halfway through, the consultant's calculations came back requiring a deeper steel beam than first assumed. Rather than lower the ceiling, we recessed the beam into the slab soffit and picked up the line with a gypsum bulkhead that now hides the AC duct as well.
Craftsmanship that made the difference
The extension's external plaster was hand-floated to match the original texture, and the glazing was set with a thermal break and structural silicone so the sightlines stay slim. Floor levels were held to within two millimetres across the threshold, so no step interrupts the eye.
Handover day in Jumeirah Park
On handover the owner walked in from the garden, through the new majlis into the open living space, and said the villa finally felt like one house.
