The story behind this project in Mirdif
From the street it looked like a paint job. Up on the scaffold it was clear the cracks had been painted over twice already, and would come back a third time unless someone stopped.
First visit: what we walked into in Mirdif
We hammer-tapped the elevations and found hollow render above two windows and along the parapet, plus hairline cracking following the block joints on the south wall — the elevation that takes the most sun.
The promise we made the owner of this four-bedroom villa
We promised no paint over a live crack. Everything hollow would come off, every crack would be cut out and filled, and the system would be primed properly before a single litre of topcoat went on.
The moment the project turned
The owner had budgeted for painting, not repair. We showed photographs from the scaffold, explained what would happen in eighteen months if we simply coated over it, and agreed a revised scope the same week. That conversation is why the facade still looks new.
Craftsmanship that made the difference
Cracks were raked out, bridged and feathered so no ghost line shows in low sun. The two-tone scheme was set out from the scaffold, not from a drawing, so the colour break lands exactly on the architectural line. Cut-ins at the windows were done by brush, never taped and rolled.
Handover day in Mirdif
We washed down the paving, removed the scaffold and returned after two weeks to touch in the few marks that only appear once furniture moves back.
