First visit: what we walked into in Jumeirah Village Circle
The apartment had a flat builder's ceiling with surface-mounted lights and a big exposed duct drop in the hallway. Everything looked lower than it was because the lighting was harsh and central.
The promise we made the owner of this three-bedroom apartment
We promised a ceiling set out around the real services, not around a drawing: sprinklers, smoke detectors and AC grilles all landing symmetrically, with proper access hatches where a technician will need them.
The moment the project turned
The change came when we surveyed above the ceiling and moved the whole cove line 90 mm to clear a chilled water pipe. It cost half a day of setting out and saved a bulkhead that would have ruined the symmetry.
Craftsmanship that made the difference
Cove details were built with a continuous backing board so no LED hotspot shows through. Joints were taped, three-coat finished and sanded under raking light — the only way to catch a flaw before paint does it for you. Access hatches were cut on joint lines so they almost disappear.
Handover day in Jumeirah Village Circle
We commissioned the lighting scenes, checked every AC grille for airflow and left the hatch positions marked on a simple drawing for future maintenance.
