We dug a trial pit and found the reason: a shallow footing sitting on poorly compacted fill, with no reinforcement tying the piers to the base. It had been waiting to move for years.

We promised to build the replacement from the ground down, not the top up: a proper footing, reinforced piers, movement joints, and a driveway that sends water away from the villa instead of toward the entrance.
The moment the project turned
The trial pit changed the job. What the owner thought was a cosmetic repair became a rebuild — and because we found it before ordering blocks, the revised quotation came before any money was spent on the wrong solution.
Craftsmanship that made the difference
Piers were reinforced and tied into the footing, movement joints set at calculated centres, and the plaster applied in three coats with corner beads and a hand-floated finish to match the villa. Driveway falls were set with a laser so no water pools at the garage threshold.
