Why the owner moved from call-outs to a contract
The villa had been maintained reactively: call someone when the AC stops, call someone else when a tap drips, call a third company for the pool. Three different trades, no records, no accountability, and peak-summer waits of several days for an AC engineer.
An AMC replaces that with one number, a schedule and a paper trail. For owners who travel or let the property, the reporting alone usually justifies it.
Month one: the asset register
Nothing can be maintained properly until it is listed. Every serviceable item in the villa was recorded with make, model, age, location and condition.

The first-year schedule
Work is seasonal, because Dubai's demands on a building are seasonal.

- Weekly — pool vacuuming, skimmer baskets, water balancing, garden attendance
- June–September — peak-load monitoring, condensate drain checks, priority response
- October–November — roof and drain clearance, sealant inspection before the rain
- Annually — water tank cleaning and sanitising, electrical inspection, waterproofing review of wet areas and terraces
What preventive maintenance caught early
The value of an AMC is not the servicing you can see, it is the failures that never happen. In the first year the scheduled visits identified a blocked condensate drain above a bedroom ceiling, a weeping pressure-pump union, a corroded pool light gland, a partially blocked roof outlet before the winter rain, and an irrigation solenoid failing shut on the largest bed.
Every one of those, left alone, becomes a ceiling replacement, a flood, an electrical fault, a roof leak or dead planting — all of them multiples of the contract price.
Reporting and scope boundaries
After each visit the owner received a written report with photographs, work completed, items monitored and any recommendation with a separate quotation. The contract states plainly what is included and what is chargeable, so nothing arrives as a surprise. Where the villa is let, reports can go to the tenant and the owner simultaneously.
When IFM makes more sense than an AMC
For a single villa, an AMC is the right tool. Owners with a compound, a building or several properties move to integrated facility management, which adds asset lifecycle planning, soft-service coordination, budget forecasting and consolidated monthly reporting above the maintenance layer.
