The story behind this project in Palm Jumeirah
A closed, sun-faded beachfront villa that had stopped feeling like the sea was outside.
First visit: what we walked into in Palm Jumeirah
The first walk-through was quiet. Heavy dark marble, a kitchen shut behind two walls, and salt-pitted handles on every door — a house with one of the best views in Dubai that you could barely see the water from.
The promise we made the owner of this signature beachfront villa
We promised the owner one thing above all: when the family walked back in, the ground floor would read as a single calm space facing the sea, and nothing would need opening up again a year later.
The moment the project turned
The day the steel went in and the last dividing wall came down, light crossed the whole ground floor for the first time. Everyone on site stopped for a minute — that is the moment a renovation stops being demolition and becomes a home.
Craftsmanship that made the difference
Every external fitting was specified in grade 316 stainless, the marble was dry-laid and veined-matched slab by slab before a single tile was fixed, and the terrace waterproofing was flooded and watched for 48 hours before stone covered it.
Handover day in Palm Jumeirah
On handover the snag list was walked room by room with the owner, keys and warranty file handed over together, and the first thing the family did was open the doors to the beach and leave them open.

What the owner wanted changed
Palm Jumeirah villas were largely handed over between 2007 and 2010. Fifteen years of sea air, humidity and hard water leave a very consistent list of problems: pitted ironmongery, tired bathrooms, closed-off kitchens, cracked terrace waterproofing, AC units running past their service life and electrical distribution boards that no longer suit how a modern family uses the house.
The brief on this type of project is almost always the same — open the ground floor so the kitchen, dining and living areas read as one space facing the water, replace every wet area, bring the electrical and cooling systems up to current standard, and finish in a calm European palette of light stone, plaster and timber rather than dark heavy marble.
Approvals on Palm Jumeirah before anything is demolished
Nothing starts on the Palm without paperwork. The community NOC governs working hours, delivery access, waste removal routes and contractor insurance. Because Palm Jumeirah falls under Trakhees jurisdiction, any structural opening, facade change, pool or extension needs a permit supported by stamped structural drawings.

Stage-by-stage delivery
The sequence below is the one that keeps a beachfront renovation on programme. Each stage is signed off before the next trade enters, which is what prevents finished work being opened up again later.

What beachfront villas need that inland villas do not
Salt-laden air is the defining constraint on the Palm. Standard fittings that last a decade elsewhere in Dubai corrode in two or three years facing the sea.
- Grade 316 stainless steel for all external ironmongery, balustrades and pool fittings — not grade 304
- Marine-grade primer systems and elastomeric coatings on external walls and parapets
- Powder-coated or anodised aluminium in place of painted mild steel outdoors
- Condenser units sited and coated for coastal exposure, with more frequent coil servicing
- Increased waterproofing lap details at terrace thresholds facing prevailing wind and rain
Handover and the first year
Handover is a document set, not a handshake: as-built drawings, DEWA-compliant electrical test results, appliance and equipment manuals, warranty certificates and a signed snag list closed in writing. Owners who travel usually add an annual maintenance contract at handover so AC servicing, water heaters, pool plant and the garden are covered while the villa is empty.
