The story behind this project in Jumeirah Golf Estates
A garden with a golf-course view and nothing to sit beside in the evening.
First visit: what we walked into in Jumeirah Golf Estates
A generous lawn, a beautiful outlook, and no reason to go outside after five o'clock. The owners wanted water in the picture, not a rectangle dropped into turf.
The promise we made the owner of this villa garden, overflow pool
We promised a pool that would look like it had always been part of the garden, and a plant room quiet enough to forget about.
The moment the project turned
The moment the shell was filled for the pressure test and the overflow edge caught the low sun, the drawings became real — the water line sat exactly level with the deck, which is the whole trick.
Craftsmanship that made the difference
Shell waterproofing was applied and water-tested before a single mosaic went on, the balance tank and filtration were sized for real bathing load rather than minimums, and the deck stone was laid to fall so nothing ever puddles.
Handover day in Jumeirah Golf Estates
At handover the owners were shown the plant room, the dosing routine and the service schedule — then everyone left them alone with a very quiet pool and a very good view.
Scope of works delivered in Jumeirah Golf Estates
- Survey and pool design
- NOC and municipality approval
- Excavation and reinforced shell
- Waterproofing and water test
- Glass mosaic finish
- Plant room, filtration and chiller
- Deck, coping and landscaping
Choosing overflow over skimmer
A skimmer pool holds the water a few centimetres below the coping and is simpler, cheaper and easier to service. An overflow pool sits flush with the deck and spills into a perimeter channel and a balance tank — the still, mirror-like surface most owners picture, but it needs more plant space, more pipework and a higher budget.
On a golf-facing plot the overflow detail earns its cost: the water reads as a continuous surface running into the fairway view rather than a box in the lawn.
Approvals and where the pool can actually go
Position is decided by regulation before aesthetics. Setbacks from boundary walls and the villa, drainage routes, underground services and tree root zones all constrain the footprint.
- Plot survey locating drainage, irrigation, DEWA cabling and communication ducts
- Pool layout, sections and plant room drawings
- Community NOC covering access, working hours and waste routes
- Dubai Municipality pool permit with safety, drainage and backwash disposal details
- Electrical bonding and earthing design to DEWA requirements
Building a shell that will not leak in five years
Leaks are the defining failure of Dubai pools, and they almost always trace back to the shell stage rather than the tiling.
- Excavation, compaction and blinding, with dewatering where groundwater is present
- Double-layer reinforcement, inspected before any concrete is placed
- Monolithic reinforced concrete shell with water-stopped construction joints
- Internal cementitious waterproofing plus external membrane below groundwater level
- A full 48–72 hour water test, measured and recorded, before a single tile is laid
- Pipework pressure-tested and recorded separately from the shell test
Finishes, plant and running costs
Glass mosaic remains the premium shell finish and hides small movements better than large tiles. Light travertine or structured porcelain on the deck stays walkable in July, unlike dark stone. Below ground, the equipment choice decides what the pool costs to own.
- Variable-speed pumps — materially lower electricity use than fixed-speed equivalents
- Correctly sized sand or cartridge filtration to reduce chemical consumption
- A chiller sized to the pool volume, essential for swimming between June and September
- Salt chlorination for gentler water on skin, eyes and swimwear
- LED underwater lighting on a separate dimmable circuit
- Automatic dosing and remote monitoring for owners who travel
Finishing the garden once
Pool, deck, pergola, lighting and planting were built as one package. Doing landscaping as a separate project later means lifting new paving to bury pool pipework and cabling, which is how gardens end up being paid for twice.
