A damp patch on a ceiling that had been painted over three times.
First visit: what we walked into in The Meadows
The stain kept coming back. Someone had repainted it, twice, and nobody had opened the floor above to find out why — which is how small leaks become structural problems.

We promised the family the stain would never return, and that we would prove it before covering anything up.
The moment the project turned
Strip-out told the truth in ten minutes: waterproofing stopped short of the upstand, and every shower since had been running into the slab.
Craftsmanship that made the difference
Cementitious membrane was taken up the walls and into every corner with reinforcing tape, each bathroom was flood-tested for 48 hours and signed off, and the marble was laid on a full adhesive bed with falls that drain properly.

The problem behind the cosmetic problem
The owner's brief was to modernise dated bathrooms. The real issue was a damp patch spreading across the ceiling below the first-floor family bathroom — a leak that had been painted over twice.
Painting over a leak is the most expensive repair in a Dubai villa, because water keeps working while the evidence is hidden. Diagnosis came first.
How the leak was traced
A structured elimination, not guesswork — each source isolated and tested in turn.
- Moisture-meter mapping of the ceiling below to locate the wettest point
- Isolation and pressure testing of hot and cold supply pipework
- Waste and drainage flood test with the supply isolated
- Shower tray and floor flood test with dye tracing
- Inspection of the tile bed and the original membrane at the upstand
Why the original waterproofing failed
The finding is the most common one in UAE villas: the membrane had been applied to the floor but stopped short of turning up the walls behind the shower, and the junction between floor and wall had no reinforcing tape. Water passed around the membrane rather than through it. No amount of regrouting would ever have fixed that.
Doing it properly, room by room
Each bathroom was completed before the next was opened, so the household always had working facilities.
- Strip out tiles, screed and sanitary ware down to the structural slab
- Renew concealed hot and cold pipework and waste, then pressure test and record
- Prime the substrate, then apply two coats of cementitious waterproofing with reinforcing tape to all junctions and a 300 mm upstand — 1800 mm in the shower zone
- Flood test for 48 hours with recorded water levels before tiling
- Screed to falls with a positive gradient to the drain
- Install marble and large-format porcelain with full-bed adhesive and matched veining
- Fit sanitary ware, concealed cisterns, frameless glass and moisture-resistant ceilings with recessed lighting
- Cut out, re-board, skim and repaint the damaged ceiling below once the area was proven dry
Finish choices that survive hard water
Dubai water is hard, and glossy dark stone shows every mark. Honed light marble on walls with a matt porcelain floor, epoxy grout in the shower, and quality chrome or brushed brass fittings hold their appearance far better. Natural stone was sealed on installation, with resealing scheduled in the maintenance plan.
