If you live in a new apartment with developer warranties, calling someone when something breaks may be enough. Costs are zero until there is a problem.
The case for an AMC
Villas with several AC units, water heaters, pumps, a pool and a garden have equipment that needs servicing whether or not it has failed. Preventive servicing costs less than emergency call-outs in August, extends equipment life and gives priority response. For owners abroad or landlords, the reporting alone is worth it.
What a good AMC includes
- A written scope listing systems, visit frequency and what is covered
- Priority response times for breakdowns
- A report after each visit
- Clear pricing for works outside the scope
- A single point of contact for every trade
When to consider IFM instead
If you own a compound, a building or several properties, integrated facility management adds asset registers, planned maintenance calendars, soft service coordination and monthly reporting — a management layer above the AMC.
