Waterproofing Guide for UAE Villas
Leaks are the most common and expensive defect in UAE villas. Learn where they come from and how to fix them properly.

Why villas leak in a dry country
It rains little, but when it does the volume is high and roofs are flat. Add AC condensate, irrigation against walls, pools and planters, and bathrooms on upper floors, and there is water everywhere a membrane can fail.
Common leak sources
- Roof membranes cracked by UV and thermal movement
- Blocked or badly detailed roof drains
- Bathroom floors without a proper membrane under the tiles
- Balconies and terraces with failed upstands
- Planters built against walls without waterproofing
- Pool shells and pipework
- AC drain lines
Matching the system to the problem
Liquid-applied membranes suit roofs and terraces with many penetrations; sheet membranes suit large clear roofs; cementitious and crystalline systems suit wet areas, tanks and pools; injection grouting suits cracks and joints in concrete. One product does not fit all.
Repair or replace?
Localised repairs work when the membrane is generally sound. When a roof has multiple failures, ponding or an old exposed membrane, replacement with a protected system is more economical over five years.
