What Affects Villa Renovation Cost in Dubai
Renovation prices vary enormously. Here are the factors that actually move the number and how to compare quotations fairly.

Why there is no single price per square metre
Two villas of the same size can have renovation costs that differ by a factor of three. The variables are scope (cosmetic vs full MEP replacement), structural changes, the level of finishes, joinery quantity and approvals. Any figure quoted before a site visit is a guess.
The main cost drivers
In rough order of impact:
- Structural modifications and extensions — engineering, approvals, steel and concrete.
- MEP replacement — rewiring, re-plumbing and new AC systems.
- Finishes — marble and natural stone cost far more than porcelain; bespoke joinery more than modular.
- Kitchens and bathrooms — the most expensive rooms per square metre.
- Gypsum ceilings and lighting — complexity of design, quantity of fittings.
- External works — pools, landscaping, pergolas, driveways, boundary walls.
- Access and logistics — occupied homes, gated communities, tower apartments.
How to compare quotations
Ask every contractor to quote the same written scope with material allowances stated. A low quotation that excludes waterproofing, electrical alterations or making good will cost more by the end. Check what the programme includes for supervision, protection, waste removal and cleaning.
Where to save and where not to
Save on: visible finishes you can upgrade later, decorative lighting, non-structural layout changes. Do not save on: waterproofing, electrical safety, AC sizing, plumbing behind walls, or substrate preparation under expensive floors. Fixing these later means demolishing finished work.
