The Dubai Villa Maintenance Checklist
A practical seasonal checklist to keep your villa running and avoid expensive summer breakdowns.
Before summer (March–May)
- Full AC service: coils, filters, refrigerant, drain lines
- Pool: equipment check, chiller service, water balance
- Irrigation: controller schedule, leaks, emitters
- Water heaters and pumps: inspect and test
- Shade structures, pergolas and outdoor fans
Monthly
- Clean AC filters
- Check for damp patches, drips and water stains
- Test breakers and outdoor lighting
- Pool water chemistry (weekly if self-maintained)
Before winter rain (October–November)
- Roof: clear drains, inspect membrane and parapets
- Exterior: cracks in render, sealant around windows
- Garden drainage and planters
- Exterior paint and cladding condition
Annually
- Water tank cleaning
- Electrical DB inspection
- Duct cleaning if needed
- Repaint touch-ups and joinery refinishing
- Waterproofing inspection of bathrooms and terraces
