Building a Swimming Pool at Your Dubai Villa: A Practical Guide
Skimmer or overflow? How long does it take? What approvals are needed? A practical guide for villa owners planning a pool.

Skimmer or overflow?
A skimmer pool keeps the water level a few centimetres below the coping and collects surface debris through skimmer boxes. It is simpler and more economical. An overflow (infinity) pool has the water flush with the deck, spilling into a channel and balance tank — a premium look that needs more plant space and budget. Both are common in Dubai villas.
Approvals and the plot
Pools need developer NOC and authority approval (Dubai Municipality or Trakhees depending on the area). Setbacks from boundary walls and the villa, and the location of underground services, determine where the pool can go. Your contractor should survey these before proposing a layout.
Structure and waterproofing
The shell is reinforced concrete, waterproofed inside and, for below-ground water, outside. Waterproofing quality determines whether the pool leaks in five years. Insist on a specified system and a water test before tiling.
Finishes
Glass mosaic remains the most popular shell finish; porcelain tiles and natural stone are alternatives. For copings and decks, light-coloured travertine or porcelain stays cooler underfoot in summer than dark stone.
Equipment: filtration, chilling, lighting
Correctly sized pumps and filters keep the pool clear with less chemical use; variable-speed pumps reduce running costs. Most Dubai pools benefit from a chiller for July–September. LED underwater lighting and a salt chlorinator are common upgrades.
Timeline
Allow 3–6 weeks for approvals and 8–14 weeks for construction, depending on size and finishes. Plan landscaping and pergolas at the same time so the garden is finished once, not twice.
